HOW WE WORK AS A SUB

A plumbing sub is judged on three things

Price gets you the bid. Manpower and paperwork decide whether you get asked back. A general contractor is carrying the schedule for every trade, and a plumbing sub that misses a rough-in date or sits on a submittal creates problems for everyone behind it.

We bid with a clear scope letter that states what is included, what is excluded and what is carried as an allowance, so there is no argument at buyout about who owns the floor sinks or the equipment connections. Inclusions and exclusions are written plainly rather than buried.

During construction we hold the manpower we committed to, attend the coordination meetings, return submittals and RFIs inside the contract turnaround, and give you look-ahead information that is real rather than optimistic.

What you get from us as a sub

SUBCONTRACT SCOPE

What we carry on your project

Bid and buyout

Hard-bid or negotiated pricing with a schedule of values you can bill against, plus alternates and value-engineering options priced at the same time.

Submittals and shop drawings

Product data, fixture cut sheets, isometrics and coordination drawings prepared to the specification and returned inside the contract turnaround.

Manpower and supervision

A working foreman on site, crew sizes matched to the look-ahead, and a single point of contact who answers the phone during the workday.

Schedule compliance

Underground, rough-in and trim durations built into your CPM schedule, with inspection requests placed early enough to hold the dates.

Safety and site compliance

Site-specific safety plan, trained crews, hot-work and confined-space procedures, and daily reports in your format.

Closeout

As-builts, O and M manuals, warranties, backflow test certificates and final inspection sign-offs assembled before the final pay application.

FROM BID TO FINAL PAYMENT

The subcontract, step by step

01

Bid with a written scope letter

You get a number and a clear statement of what is in it. Ambiguity at bid time becomes a change order at rough-in, and neither of us wants that conversation.
02

Buyout and schedule of values

We agree the breakdown up front so progress billing is straightforward and the retention position is clear on both sides.
03

Submittals and long leads

Product data goes in immediately after award, and long-lead equipment is released as soon as it is approved, not when the crew needs it.
04

Coordination drawings

Ceiling and underground coordination with mechanical, electrical and fire protection, resolved in the model or on paper before installation.
05

Installation to the look-ahead

Underground, rough-in and trim run to the dates in your schedule, with inspections requested ahead of the need date rather than on it.
06

Punch and closeout

Punch list cleared quickly, closeout documents delivered as a complete package, and backflow certification filed with the authority.
COMMON QUESTIONS

Questions from general contractors

If your question is not here, call and ask for an estimator.

Yes. We bid both, and we provide the bid-security, prevailing-wage and certified-payroll documentation that public projects require when the project calls for it.

With an explicit exclusions list. Equipment condensate, hydronic piping, gas beyond the equipment shutoff and similar boundary items are stated in the scope letter so the gap is visible at buyout rather than discovered in the field.

Product data and fixture submittals normally go in within one to two weeks of award, and shop drawings follow once the coordination model or background is issued. We will commit to your specification’s required turnaround in the subcontract.

Yes, and we do it regularly. We document existing installed conditions before we touch anything, price the completion scope from what is actually in place, and are explicit about what we will and will not warrant from the previous contractor’s work.

Yes, where the project requires it. We also provide certificates of insurance, conditional and unconditional lien waivers, and any owner-specific reporting your contract calls for.

Send us the bid documents

Forward the plans, specifications and bid date. We will return a number with a written scope letter so you can compare it properly.
